What Are Measured Drawings?
Measured drawings β also called as-built drawings or record drawings β are precise architectural floor plans created by physically measuring an existing building. Unlike contractor sketches or old permits, measured drawings reflect actual field-verified dimensions, wall locations, door and window placements, and spatial conditions as they exist today.
At Concept Architectural Designs, we use professional measuring equipment and produce all drawings in AutoCAD (.dwg) or Revit (.rvt) β the industry-standard formats required by most building departments, architects, and engineers.
Whether your building was constructed in 1955 or 2005, accurate as-built drawings eliminate guesswork, reduce costly field errors during construction, and give every consultant on your project the same reliable baseline.

What is the difference between as-built drawings and construction drawings?
As-built drawings (also called measured drawings or record drawings) document a building as it currently exists β walls, openings, fixtures, and dimensions all field-verified. Construction drawings (also called construction documents or permit plans) are design drawings used to obtain building permits and direct contractors during a renovation or new construction project. Many projects require both: as-builts as the starting baseline, then construction documents layered on top showing the proposed changes.
Do I need as-built drawings to pull a building permit?
In most jurisdictions, yes β a permit application for a renovation or addition must include drawings that show existing conditions as well as proposed work. Building departments require this so plan reviewers can understand what is changing and verify code compliance. If no existing drawings are on file or available, field-measured as-builts from Concept Architectural Designs provide the verified baseline your permit set needs.
What format will my drawings be delivered in?
We deliver drawings in AutoCAD (.dwg), Revit (.rvt), and/or PDF depending on your selected service and deliverable format. AutoCAD is the most widely used format and is compatible with virtually all design software. Revit is preferred for BIM workflows, 3D coordination, and projects involving multiple consultants. PDF is included as a standard supplemental format with all projects.
How long does it take to receive my drawings?
Standard turnaround following the site visit is 5β10 business days depending on project size and complexity. Rush delivery (under 5 business days) is available for an additional fee. Timeline is confirmed in your written proposal prior to project start.
Can you work from photos or a floor plan I already have?
In some cases, yes β particularly for plan modifications or corrections where existing CAD files are available. However, for as-built or measured drawing projects, a physical site visit is required to verify actual field conditions. Old permits, photos, and existing drawings are helpful as references but do not replace field measurement for permit-quality deliverables.
Do your drawings include a licensed architect's stamp?
Concept Architectural Designs provides CAD and BIM drafting, documentation, and design services. Whether a licensed architect's stamp or engineer's seal is required for your specific permit submittal depends on your project type, jurisdiction, and scope of work. We will advise you on what stamping requirements apply in your city and can coordinate with licensed professionals when required. Some residential projects and tenant improvement plans may proceed with drawings that do not require a stamp β always verify with your local building department.
